Holiday Island

 


If a resort style community with everything from golfing to boating to college football clubs are more to your liking, then Holiday Island may be the ticket. Located just 6 miles north of Eureka Springs, Holiday Island is a resort/retirement community with a population around 2,500. The planned community covers more than 4,000 acres including an 800-acre island surrounded by Table Rock Lake. The lake winds down through the valleys of the Ozark Mountains, from Eureka Springs, Arkansas to Branson, Missouri. Designed, built and operated by the U. S. Army Corps of Engineers, Table Rock Lake has become a paradise for boaters, scuba divers, campers and fishermen. The Holiday Island Suburban Improvement District is a public corporation which provides Holiday Island with public roads, water and sewer systems, a firehouse and recreational amenities. A five member board of commissioners is elected for three-year terms by the property owners. Property owners pay an assessment fee of $443.79 per lot each calendar year, and in return have access to an 18-hole golf course, a 9-hole course, clubhouse, recreation complex, two swimming pools, tennis courts, softball fields and picnic pavilion. Other amenities include a marina with boat slips for lease and a boat and RV storage facility. Yearly real estate taxes are based on the property's assessed value. The county appraises the property according to square footage then assesses it at 20 percent of their appraised value. (Taxes are not based on sale price.) Real estate taxes are figured by multiplying the assessed value by the millage rate which is 46.15 for Holiday Island. A $200,000 home would be assessed at $40,000 with taxes around $1,846. ($200,000 x .20=$40,000 x .04615=$1,846.) Homeowners can receive a $350 tax credit if they declare the home as a primary residence.
