A solid income history and the superb curb appeal on the Historic Loop make Heart of the Hills Inn and Carriage House a natural choice for aspiring innkeepers. Built in 1883, the inn was on the original route of the Butterfield Trail Stage Coach Company.
The main house has a private owner's living area and two Jacuzzi guest suites with private outside entrances. The Summit and the Gabriel suites have three rooms including sitting areas, kinr or queen bedrooms and Jacuzzi tubs with showers. Each guest suite has a private outside entrance, individual temperature control, luxurious bed with high thread count linens, flat screen tv with expanded cable and a built-in dvd player, refrigerator, microwave, coffee pot with a selection of teas and coffees, secure wireless internet, and more. You'll love the architectural details including the heart pine floors, original moldings, abundant windows and pocket doors.
The one-bedroom/one-bath owner's apartment has a townhouse feel and includes a sunny living room with French doors that open to the master suite. The bath has a steam shower equipped with a rainhead, hand shower, foot and back massagers, and AM/FM radio. The gourmet kitchen has been updated with granite countertops, glass tile backsplash, undercabinet lighting, and a double stainless steel sink. Stainless steel appliances include a six-burner Imperial gas stove, double refrigerator and a high efficiency dishwasher that is noise free.
The Carriage House has a queen bed and an electric fireplace, full kitchen and a Jacuzzi bath/shower. Stairs lead up to a sleeping loft with a double bed and sitting area. The Carriage House, which can sleep up to four, has a private deck that overlooks the back yard gardens.
Guests at Heart of the Hills enjoy relaxing on the wrap-around Victorian porches and decks. Native stone walls and pathways wind throughout the back yard creating relaxing outdoor spaces -- there's even a fire pit for chilly evenings. The home has a walkout basement that provides a great place for dry storage and there is additional in a 12 x 12 detached workshop. A new mini-split heating and air system was recently installed in the main house. New storm windows are another recent improvement to the home.
Heart of the Hills is well maintained and ready for new owners to start enjoying an exciting lifestyle in Northwest Arkansas' premiere resort town. The inn operates with a grandfathered lodging license that transfers with the sale of the property. Furnishings in the guest suites are included.
